Canmore October 2017 Home Sales
Although market activity dipped in the 3rd quarter of 2017 compared to the same period of time in 2016, Canmore October 2017 home sales activity has rebounded to 2016 activity levels with 55 sales. This is the same number of sales in October of 2016. However, the average sale increased from $639,100 in 2016 to $760,800 in 2017.
The average days on market fell by 24 days from 83 to 59, and the average price per square foot increased from $423.98 to $500.90. Below is the breakout for each market segment.
Hotel Condos 8 sales with the average price per square foot of $440.71
Apartments 14 sales with the average price per square foot of $470.13
Townhouses 12 sales with the average price per square foot of $442.93
Half Duplexes 5 sales with the average price per square foot of $542.29
Single Family Homes 15 sales with the average price per square foot of $594.30
Lots 1 sale in Stewart Creek at 10,552 square feet and an average price per square foot of $47.38
Sales activity in the first week of November is slightly down with 5 conditionals sales. However, 5 days into the month is too short a time period to estimate whether overall sales activity will slow as we move closer the holiday season.
Having said that, Christmas is expected to be a busy visitor season as the 2017 tourism season remains strong right through the end of the year and into 2018. As Albertans and others from farther afield travel here to celebrate the holiday season in Canmore, more people turn to the possibility of buying property locally.
