April Canmore home sales slowed substantially from the 53 sales last month. While the April Canmore home sales numbers came in at a respectable 37 sales for the month those sales numbers are certainly no up to the numbers we are used to seeing in April. The 37 sales of the past month were 37% lower than April of 2016, the first time we’ve seen such a drop in sales for 2017.
So, are the April Canmore home sales numbers something to be concerned about or just an outlier of little concern for the Canmore real estate market? I believe they are just an outlier – the Canmore real estate market continues to be strong through the month of May with a total of 13 confirmed sales and 26 conditional sales in the first 9 days of the month. Active inventory in April was reduced once again with the large sales month we realized in March, with very few new properties coming to the market within the month of April. We did see numerous multiple offer scenarios on properties and properties selling in an average of 45 days – a time frame that is extremely quick for Canmore.
April Canmore home sales fell in to the following categories:
Apartments: 10 properties sold at an average square foot price of $468
Half Duplexes: 8 properties sold at an average square foot price of $548
Hotel Condos: 7 properties sold at an average square foot price of $360
Single Family Homes: 3 properties sold at an average square foot price of $570
Town Homes: 9 properties sold at an average square foot price of $453
