October is in the books, so here is a quick look at how the Canmore market did last month.

We had 35 sales in October, up from 31 in October last year. The average sale price was $1,281,896 and the median sale price was $1,142,000, so prices were up on last year on both counts. Total sales volume was $44.87 million, up from $32.13 million last October.

The one number that went the other way was time on market. The median was 76 days this October, compared to 33 days last October, so buyers took a bit more time before firming up a deal. All of these numbers are based on sales that went unconditional in October.

Median days on market: 76 days this October, compared to 33 days last October.

Total sales volume: $44.87M in October 2026, up from $32.13M in October 2025.

Here's how each category broke down

Canmore is never just one market, and October was a good example of that. The numbers were quite different depending on the type of home.

Single family homes: 10 sales this October, compared to just 3 last October. The average price was $2,050,000, or $1,041 per sq ft, with a median price of $1,810,000. On average they sold for 94.8% of list price, so there was a bit more negotiating room at this end of the market.

Half duplexes: 3 sales, up from 1 last October. The average price was $1,730,000, or $678 per sq ft, and they sold for 99.0% of list price on average.

Townhomes: 6 sales, down from 14 last October. The average price was $1,080,000, or $667 per sq ft, at 98.8% of list price. So fewer townhome sales this year, but prices held up well.

Apartments: 13 sales, more than double the 6 we had last October, which made apartments our busiest category for the month. The average price was $785,000, or $854 per sq ft, and they sold for 100.1% of list price on average, so there is still competition for a well priced apartment.

Hotel condos: 2 sales, down from 5 last October, at an average price of $130,000. With only 2 sales I would not read too much into that average, it is too small a sample to tell you what hotel condos are doing overall.

Tourist homes: No sales in October, compared to 1 last October.

Land: 1 sale, 1009 10 Street at $2,200,000. More on that one below, because it throws the price per sq ft number off.

About $826*

* The overall average of $1,036 per sq ft is pushed up by the one land sale. Without land it is about $826 per sq ft. See the note below.

A quick note on price per sq ft

On paper, the overall average price per sq ft was $1,036, up from $758 last October. That sounds like a very big jump in one year, but most of it is the 1009 10 Street land sale. It sold for $2.2 million and is recorded at 269 sq ft, which works out to $8,178 per sq ft and pulls the whole average up.

Take land out and we are at about $826 per sq ft, up about 9% over last year. That is still a good increase, and it is the number I would use if you are comparing homes or thinking about pricing your own.

If you are thinking of selling

The buyers are out there. We had 35 firm deals in October and homes that were priced right sold very close to asking. Apartments averaged 100.1% of list price, half duplexes 99.0% and townhomes 98.8%. Single family homes averaged 94.8%, so buyers are negotiating a bit more at the higher price points.

The main thing I would plan for is time. With a median of 76 days on market, your home may not sell in the first couple of weeks. A few of the apartment sales had been listed for a long time, some of the Industrial Place homes were at 385 to 412 days, and that pulls the number up, but the trend is still longer than last year. My suggestion is to price from the most recent comparable sales in your category right from the start, and have the home ready to go, rather than starting high and reducing later.

If you are thinking of buying

You had a bit more breathing room in October than you did last year. Prices are up, but homes took longer to sell, so in most categories there was time to view a home more than once and think it over.

Apartments were the exception. With 13 sales at 100.1% of list price on average, a good apartment at a fair price is still going to draw interest. If that is what you are looking for, it helps to have your financing sorted out before you start viewing. For single family homes there were more sales than last October and a bit more room between the list price and the sold price, so it is worth looking closely at price per sq ft, location and condition on each home rather than going off the town average.

And a word of caution on price per sq ft, use it as a guide only. A renovated home and one that needs work will never sell for the same price per sq ft, even if they are the same size.

Questions about your own home?

That is October. As always, the town wide numbers only tell part of the story. What really matters is what is happening on your street or in your building, and I am happy to run those numbers for you.
